Multifamily faced years of flat rents, elevated supply and rising costs—but is the market finally starting to turn?

Tyler Christiansen, CEO of Funnel Leasing, sits down with housing economist and The Rent Roll host Jay Parsons to unpack what’s happening across rental housing and what operators should expect next. They explore why development is becoming even more difficult, where rent growth could return first and why the next cycle will create clear winners and losers.

They also discuss:
Why scale is becoming essential for developers
How lower supply could reshape rent growth
Whether multifamily has become too reliant on concessions
What renter health data actually tells us
Why demand remains strong despite sluggish rents
The growing regulatory pressure facing operators
Where AI and centralization can—and can’t—reduce costs
Why Jay remains optimistic about multifamily’s future

Keeping humans at the center of AI in multifamily with Alex Jessett, CEO, Camden Property Trust

In this episode of Multifamily Unpacked, Tyler Christiansen, CEO of Funnel, sits down with Alex Jessett, CEO of Camden Property Trust, to discuss the company’s approach to artificial intelligence (AI).

Jessett explains why multifamily may be difficult to disrupt, but is still full of opportunities for AI to improve the resident and team member experience. For Camden, the goal isn’t to remove people from the leasing journey. It’s to automate mundane work, help team members perform at their best, and give customers the freedom to interact with Camden in the way they prefer.

The conversation explores Camden’s early investment in Funnel’s AI (now called Fenix), how the company evaluates the return on new technology, and why AI’s value extends far beyond reducing labor costs. Jessett also shares Camden’s “leadership, crowd, and lab” framework for developing scalable AI use cases, and explains why culture will ultimately be the company’s greatest competitive advantage.

In this episode
— Why multifamily is more resistant to disruption than other real estate sectors
— The importance of maintaining trust and human connection in the resident experience
— How technology can complement—not replace—onsite team members
— Why Camden invested in AI before the rise of generative AI
What Gen Z’s preferences reveal about the continued value of human interaction
— How Camden balances self-service options with personalized service
— Why the ROI of AI shouldn’t be measured solely through headcount reduction
— Opportunities for AI across renewals, maintenance, insurance, and other operating areas
— Camden’s “leadership, crowd, and lab” approach to AI experimentation
— How happy team members lead to happy customers—and ultimately happy shareholders
— Why culture, rather than any individual technology, is the real differentiator

About the guest
Prior to his current position as Chief Executive Officer, Alex Jessett served as Camden's President and Chief Financial Officer, responsible for Finance, Capital Markets, Real Estate Investments, Construction, Accounting, Operations, and all Operations-related teams. Since joining Camden in 1999, Alex has held various roles and has been responsible for over $25 billion of debt and equity issuances and structured real estate transactions. Before joining Camden, Alex began his career in real estate at Comerica Bank of Texas in the Real Estate Lending department.

Fenix, the multifamily AI personal assistant — Inside the Funnel with CJ Donio

In this episode of Inside the Funnel, host Hannah sits down with CJ, Director of Product for AI Workflows and Insights, to talk about the personal AI assistant he's building for Funnel teams. CJ shares what carries over from building generative AI across edtech and other industries, why keeping a human in the loop matters, and how the assistant can query your data, help you act on it, and eventually tell you where to focus. Along the way, they unpack the buzzwords operators keep hearing, like MCP and orchestration, and what they actually mean for running your business.

You'll hear from:

Hannah O’Leary, Communications director, Funnel

CJ Donio, Director of Product for AI Workflows and Insights, Funnel

In this episode:

Lessons that carry over — building trustworthy AI on customers' data, keeping the UX simple, and always asking if a feature genuinely helps renters and leasing agents.

A personal AI assistant for Funnel teams — query your data ("how many people didn't show up for a tour today?"), then act on it by assigning tasks or sending communications.

Human in the loop — why the goal is to give teams a superpower, not remove the human, so agents can focus on relationships and one-to-one follow-up.

MCP, explained — what the Model Context Protocol is ("an API for APIs"), why it's lightweight, and how it lets AI pull context from your PMS, partners, and Funnel.

Granular permissions — how MCP connectors respect your existing Funnel login and access, down to the individual community level.

Conversational BI for execs and data teams — querying Funnel data inside tools like Claude, ChatGPT, or Gemini and turning it into tables and charts.

Bring your own app stack — building a robust integration platform so operators can keep the partners they love.

Ramping new team members faster — using SOPs, KB content, Insights call coaching, custom scorecards, and adjustable automation to support newer teams.

A look at the crystal ball — generative UI, where you describe the job to be done and the interface builds itself around it.

Getting to know CJ — music, drums, a two-year-old, and why the people are his favorite part of Funnel.

The Report — Funnel tested their AI against 3 major competitors, with 169 real renters. They won 6/6

In this episode of The Report, Alex Howe, SVP Marketing + Growth, Funnel and Tyler Christiansen, CEO, Funnel share the results of a study they commissioned to answer a simple question: how does Funnel's AI stack up against the biggest names in the industry?

In the spirit of the world's best teams competing at the highest level, they put Funnel's voice and chat AI to the test — independently, blindly, and against competitors' best examples.

Funnel won every single matchup. The more interesting story is why — and what it signals about where multifamily AI is headed.

The setup:

An independent research firm ran six blind, head-to-head studies in April and May

169 real American renters tested Funnel’s chat and voice AI against three major competitors: two legacy property management platforms and a self-described "AI leader" in multifamily

Renters had 30 minutes and a broad mandate: schedule a tour, ask about pet policies, and interrupt the voice AI mid-sentence to see how it responded

By the numbers:

Funnel won all six head-to-head matchups

Nearly 3 in 4 renters preferred Funnel's chat AI; 2 in 3 preferred Funnel's voice AI

81% said Funnel felt more knowledgeable in chat; 67% said the same in voice

In chat AI, Funnel outperformed the competition by 6-27% in renter satisfaction and 7-52% in human-likeness.

In voice AI, Funnel outperformed the competition by 5-10% in renter satisfaction and 4-27% in human-likeness.

Four themes renters mentioned often

Warmth. Competitors were described as "abrupt," "formal," and — my personal favorite — "the audio version of a brochure."

Transparency. Funnel answered questions about fees, breed restrictions, and community specifics directly in the conversation. Competitors sent renters to links. Renters noticed, and they didn't like it.

The ability to actually listen. In voice, renters could interrupt Funnel, pause, change direction — and Funnel kept up. Competitors talked over them. That was the single biggest complaint in the voice study.

Anticipation. Funnel volunteered relevant details before renters had to ask. It felt like the AI was thinking ahead, not just responding.

Agentic AI rent payments in ChatGPT + 2026 reality check: trust, transparency, and out-executing the market

In this episode, Alex Howe, SVP Marketing + Growth, at Funnel talks with Tyler Christiansen, CEO, Funnel about what RETTC Tech Executive Summit revealed, and why execution beats hype. They break down the first rent payment inside ChatGPT with BH Management, what “agentic AI” really requires (guardrails, auditability, trust), and why operators can’t automate their way out of a broken operating model. They close on the workforce and policy realities shaping the year ahead and the playbook that’s emerging: standardize the work, then automate what’s repeatable, and keep humans focused on the moments that actually need judgment and care.

Tesho Akindele — the art of building better neighborhoods

In this episode, Tesho Akindele — former MLS forward turned developer and community-builder at Camp North End in Charlotte, NC — joins us to share how reading Walkable City inspired his mission to design neighborhoods where people can truly live, work, and connect on foot. That vision led him to help transform a fenced-off industrial site into a thriving, mixed-use community. Along the way, he unpacks zoning, NIMBY challenges, and how technology helps deliver hospitality at Camp North End. Let’s kick it off.

What you’ll learn:

How a professional athlete became an urbanist: Tesho’s journey from the soccer field to shaping the built environment — and what travel taught him about great cities.

Why zoning is the unglamorous hero: How flexible zoning unlocks mixed-use communities and missing-middle housing.

How to turn an industrial site into a neighborhood: The playbook behind Camp North End’s transformation and its 1,000+ annual events.

Where technology meets hospitality: From Wi-Fi that covers the campus to multilingual AI and follow-ups that feel personal.

What renters really value: Why natural light, balconies, and proximity to life’s best moments beat flashy amenities.

Inside the Funnel with Mallory Sheibley — Designing AI for a people-first multifamily industry

Rather than chasing novelty, Mallory Sheibley, Lead Product Manager - AI at Funnel, is focused on building something more difficult and more durable; AI that improves outcomes in a people-first, highly regulated industry without stripping away judgment, trust, or accountability.

In this episode we cover:

What AI is actually for: Reducing repetitive work so teams can focus on judgment, empathy, and relationships.

Building AI for high-trust, regulated work: Clear guardrails and human review are what make AI usable at scale.

Why “self-learning” AI is mostly a myth: Autonomous learning sounds efficient but introduces risk without oversight.

Perfecting the handoff, the hardest design problem in AI: Knowing when the system should act and when it should step aside.

Centralization, specialization and AI in multifamily — Rebroadcast of the Apartment Jedi with Andrew Bowen

In this rebroadcast of the Apartment Jedi podcast, Funnel CEO Tyler Christiansen joins host Andrew Bowen for a wide-angle look at the operating-model shift reshaping multifamily. They cover where centralization and specialization actually stand today, how AI is evolving from simple automation to agentic systems, and why brand power is finally emerging as a real economic lever in rental housing.

Tyler breaks down what he’s seeing across REITs, large fee managers, and early-stage adopters: which operating behaviors are sticking, where friction remains, and how the next generation of workflows will change staffing, service levels, and resident expectations. He also explains why winners and losers will separate faster than most expect — and what operators should be preparing for now.

You’ll learn:

Where multifamily truly is on the centralization and specialization journey

How REITs, third-party managers, and owner-operators are taking different paths based on incentives, contracts, and brand strategy.

The real ROI of specialization: why the biggest gains are coming from back-office functions, not leasing “glamour metrics.”

How centralized models change service levels, staffing ratios, and retention, including what operators consistently underestimate.

AI’s next chapter: moving from chatbots to agentic workflows that perform tasks, not just answer questions.

What resident interactions will look like when AI can renew leases, negotiate within guardrails, process payments, and sync context across systems.

The coming shift in leadership development as old career ladders collide with new operating structures.

Rebroadcast — Leading Voices in Real Estate with Tyler Christiansen on centralization before AI

In this special rebroadcast, Funnel CEO Tyler Christiansen joins Matt Slepin on Leading Voices in Real Estate to explore the rise of centralization in an industry overdue for operational change, and how centralization before AI is reshaping multifamily operations.

Together, they unpack what Tyler calls the “new operating model” a shift toward centralized, specialized teams and AI-powered workflows that make leasing more efficient, renters happier, and teams more fulfilled.

The conversation traces Funnel’s early days building automated lead management tools, the “aha moment” that unlocked portfolio-level leasing, and how REITs like Essex and owner-operators like Cortland, Windsor, and UDR helped prove the model.

You’ll hear:

— Why centralization—not AI—was the first domino to fall in multifamily transformation.

— How “renter-centric architecture” changes the owner-to-resident relationship.

— What new specialized roles (like renewal and leasing hubs) mean for teams and career paths.

— How AI fits into the model once workflows are centralized and why it boosts both efficiency and retention.

— The leadership and cultural traits shared by companies successfully navigating this shift.

Tyler and Matt go deep into the structural rewiring happening beneath multifamily’s surface showing why technology is only part of the story, and why operational design is where the real innovation happens.

At the end of the episode listen to Deepali Vyas, Global Head of Data and AI at ZRG as she zooms out on what centralization and agentic AI mean for leadership, talent, and trust across real estate.

Matt Slepin — Building careers and communities in real estate

In this episode of Multifamily Unpacked, we sit down with one of the industry's most thoughtful observers and storytellers: Matt Slepin. As a longtime executive recruiter, former lobbyist, and host of the "Leading Voices in Real Estate" podcast, Matt has had a front-row seat to the evolution of multifamily real estate over the past four decades.

Tyler and Matt dig deep on the past, present, and future of the industry—covering everything from the institutionalization of multifamily as an asset class to the slow but necessary shift toward centralization and tech-enabled operations. They unpack how the REIT era rewired expectations for leadership, why talent pipelines are still too shallow, and what it means to “play the long game” in a space defined by relationships, reinvention, and relentless change.

What you’ll learn:

Why multifamily wasn’t always considered an institutional investment class—and what changed

The unintended consequences of promoting from within in property management

The balancing act of centralization in third-party management

How AI and technology are reshaping operational leadership—and why human-centric leadership still matters

Why career success in multifamily is less about the “perfect resume” and more about curiosity, context, and consistency

S3 E2 — How AI + automation unleash leasing superpowers

Leverage AI for good. The good of your teams, your management, and your renters.

See how recent advancements in AI, like Chat-GPT, can create optimal renter experiences, give teams a hand, and equitably help renters find their next home from the people who actually build AI every day, and with it, multifamily’s future.

Tune in to hear Jess Groff VP of Product, Mallory Sheibley Product Manager, and James Chryssanthacopoulos Data Scientist share the behind-the-scenes look at how not all products are created equally, how AI models are trained, and how AI will change multifamily.

“The difference in AI and Automation can be seen in the market today in certain chatbots, for example. If you’ve ever interacted with a chatbot where you have to choose and click buttons for predefined options, you’re going down a rule-based click path that falls under the automation umbrella versus actually using an AI model to understand what the input is saying.”

— Mallory Sheibley, AI Product Manager, on what AI isn’t

“Garbage in, garbage out. If you feed the training algorithm garbage it’s going to return to your garbage, and I think if you want to adapt that to this instance it’s bias in, bias out. If your data set is biased, you’re going to get a model that is also biased.”

— James Chryssanthacopoulos Data Scientist, on how bias is perpetuated with AI

S2 E2 — Jesse Stein — The blurring lines between hospitality and multifamily

“I want to build more housing, and use that housing more flexibly.” — Jesse Stein

The lines between hospitality and multifamily blurred even more with Airbnb's recent announcement of long-term rentals. But the underlying truth is: renters want subscription-based flexible living.

In this podcast, Jesse Stein, the Global Head of Real Estate at Airbnb, shares his experience coming from the hospitality industry and how it informs his time in multifamily. Stein shares about Airbnb-friendly apartments and how it impacts the housing affordability crisis the country is facing. And the opportunity brands have to deliver flexible, subscription-style housing.

“One of the things that shocked me about the Multifamily space, is that there is no uniform operating model. You have centralized operating models, and you have regionalized or property-specific operating models. Each one works in its own vertical to a certain degree. But, the ability to roll out the hospitality component from a centralized model, we’ve seen be a little bit faster than a regionalized model,” said Stein. “I would say our partners are leaning into the hospitality component, not really due to Airbnb, but because that is the expectation of the consumer.”

Listen on Apple, Spotify, or wherever you get your podcasts.

About Jesse Stein:
Jesse Stein is Airbnb’s Global Head of Real Estate. Jesse oversees Airbnb’s strategy to create new supply and growth opportunities through real estate development projects and partnerships. He joined Airbnb from KHP Capital, a real estate private equity firm focused on investments in boutique and independent hotels. He has deep expertise in sourcing and executing development projects including hotel, timeshare, residential, and fractional assets. Prior to real estate, Jesse was pursuing a career in football and briefly played with the Jacksonville Jaguars.

S1 E11 — Tyler’s Take — What does multifamily have in common with Tesla and the auto industry’s EV disruption?

When was the last time you bought a car? If it was more than a couple of years ago it might have gone like this:

A local dealer sells a big, expensive, important product, without much transparency, to a customer and proceeds to never talk to them again.

This is changing. The EV disruption is shaking up car buying to sometimes eliminate the need for the dealership entirely and instead transact direct-to-consumer sales through showrooms.

This evolution parallels the disruption of the new operating model in multifamily. Listen to Tyler’s Take to understand what’s different — and what it means for multifamily.

This week we did something a little differently than we usually do–we go deep on a short topic on the podcast.

Tyler debunks three of the most common myths about the new operating model.
The myths are: The new operating model is only for companies with geographic densityThe new operating model isn’t for third-party operatorsThe new operating model is too hard.

Change takes work and we’re glad to share best practices we’ve learned from multifamily pioneers.

The new multifamily operating model is garnering results including:

50% increase in compensation

35% task time saved

$4-5 million in savings annually

Leasing teams get Sundays off (without a performance drop)

Now’s the time to:

Stop losing revenue on inefficient operating models.

Stop paying for duplicative work that could be handled by AI.

Take the guesswork out of centralization.

S1 E7 — AIM Panel — How centralization is being reinvented/democratized by proptech for small + large firms

Rebroadcast from AIM 2023. Thank you to our friends at the Apartment Innovation and Marketing Conference for allowing us to share this conversation about centralization, and how leading operators are changing the status-quo multifamily operating model.

Centralizing isn’t just for REITs or the biggest players any longer, it’s an opportunity for everyone to lower costs and improve customer service.

How can a firm triple its portfolio while adding no more maintenance coordinators?

What advances are being made for Centralized Leasing (CLO) and Centralized Maintenance (CMO) operations including AI and cross-department information sharing?

Large firms were leaders in centralization, but where are they focused now?

How do mid-to-smaller firms use proptech to enjoy some of those same benefits?

On the flip side of the promise of proptech, residents/customers are wary of “personless” services, so how do firms integrate proptech efficiencies without diminishing trust?

Can property managers benefit from the centralization the same way owner-operators have?
